What if guests damage the property?

Airbnb has its own AirCover protection that covers up to $3 million in property damage. We also carry our own insurance on top of that. In practice, damage from Airbnb guests is significantly less common than standard tenants — guests are accountable through the platform, their identity is verified, and they leave reviews that affect their ability to book in future. The accountability structure is actually much stronger than a traditional lease.

Why would the owner want to do this?

The owner still gets a guaranteed long-term lease and consistent rent — same as a standard tenant, but often at the asking price with no vacancy. We take on all day-to-day management, and the property is cleaned professionally after every single guest. Most owners end up preferring it once they understand how it works.

How is cleaning handled?

Every guest checkout triggers a professional clean — linen changed, surfaces wiped, bathrooms scrubbed, kitchen reset. Your property is inspected and refreshed more frequently than it ever would be under a standard long-term tenancy. You're not just getting a tenant — you're getting a property that's actively maintained on a near-daily basis.

Is this a proper lease agreement?

Yes. We sign a standard residential lease directly with you — the same paperwork you'd use with any tenant. There's nothing unusual or risky about the agreement from your side. You have the same legal protections you'd have with any other tenant, and we honour every term.
